The 2-room ski apartment is located in a hotel that is currently under development within the Kolašin 1450 ski resort. The hotel has 1- and 2-room apartments with areas ranging from 36 to 60 square meters available for sale. Construction of the hotel (building B in the master plan) began in September 2022, and the opening is planned for the end of 2025. Total 77 units, of which 28 are available for sale. Apartments in this hotel are a great investment opportunity in Montenegro, as the hotel will be open all year round. The owner of the unit is obliged to put his apartment in the rental pool and can use the unit for 2 months, but not more than 15 consecutive days (of which 10 days in a month). During the rest of the year, the apartment is rented out by the hotel management and the owner receives a return on the investment. The rental model for all units will be the Rental Pool, with 60% for the unit owner and 40% for the hotel after deducting costs. Today, Kolašin is one of the most flourishing towns and a metropolis of ski tourism in Montenegro. The highway from the capital Podgorica to Kolašin opened in 2022 and reduced travel time to 30 minutes from the main Montenegrin airport and 1 hour 30 minutes from the Montenegrin coast. Kolašin recorded a record number of tourists this summer due to the opening of the highway and surpassed the 2021/2022 ski season by more than 40% in visits. Kolašin is also under a steady and continuous influx of investment and attention from the Government for development in the north. The master plan for Kolašin includes more than 100 kilometers of ski slopes (currently 42 kilometers), more than 20 hotels in the ski resort at 1450 and 1600 meters and infrastructure improvements that will connect the north-eastern part of Montenegro with Kolašin, as well as the continuation of the highway construction to the border with Serbia.
